By virtue of and in execution of a Consent Judgment of Foreclosure and Sale entered in the District Court within and for the County of Aroostook, holden at Fort Kent, Maine, on February 26, 2025, Docket No. FORDC-RE-24-3, and this Notice of Sale, in an action brought by Advantage Equity Funding Group, Inc. against Ali Mohammed Al Rakaf for foreclosure of a certain real estate mortgage recorded in the Aroostook County Registry of Deeds in Vol. 1636, Page 233, the statutory 90-day period of redemption having been waived; therefore, notice is hereby given that there will be sold at public sale at 11 :00 A.M. on July 9, 2025, at the offices of Phillips, 0 lore, Dunlavey and York, P.A., 7 54 Main Street, Suite C, Presque Isle, Maine, all and singular the premises described in said mortgage to which reference is hereby made for a complete description.

TERMS OF SALE: Premises will be sold to the highest bidder. The mortgage holder reserves the right to bid. Sealed Bids for the construction of the Houlton Band of Maliseet Indians Clover Circle Park will be received by Houlton Band of Maliseet Indians, Att/ Brian Stewart, Tribal Engineer, at the Maliseet Tribal Office, 88 Bell Road, Littleton, Maine 04730, Email:
bstewart@maliseets.com. Proposals will be accepted until
1 p.m. local time on Wednesday, July 2, 2025.

The Project consists of site excavation, grading, and construction of cast in place concrete walkways, paved basketball court, paved parking, children's playground area, and concrete splash pad. Other work under this contract includes subdrainage, electrical service and conduit, water supply connection and piping, storm sewer connection and piping, stormwater grassed underdrained filter construction, pre-engineered pavilion, playground equipment, picnic tables and shade structures, fencing, site furnishings and amenities, site grading, seeding, and landscape plantings.

Bids will be received for a single prime Contract. Bids shall be on a lump sum price basis, with additive bid items as indicated in the Bid Form. Proposals must be submitted upon blank forms provided and must be accompanied by a certified check or bank draft made out to Houlton Band of Maliseet Indians for 5% of the total bid price, or by a satisfactory bid bond in a similar amount. Such check or bid bond to be returned to the bidder unless forfeited under the conditions stipulated in the Instructions to Bidders. No bids may be withdrawn within sixty (60) calendar days of the bid opening. The Owner reserves the right to waive all formalities, and reject any and all bids, or to accept any bid.

Notes:
The successful Bidder will be required to furnish Performance and Payment Bonds in the amount of 100% of the contract price at execution of the contract.
