By notice of and in execution of a Judgment of Foreclosure and Order of Sale dated March 31, 2025 entered in the Superior Court, Aroostook County, Civil Action, Docket No. CARSC-RE-2024-52, in an action brought by NorState Federal Credit Union, Plaintiff, against Daniel J. Bernaiche, Jr., Defendant, for the foreclosure of a mortgage dated October 8, 2020 and recorded in the Southern District Aroostook Registry of Deeds in Book 6078, Page 221, the statutory ninety (90) day redemption period having elapsed without redemption, notice is hereby given that there will be sold at a public auction sale at the offices of Currier, Trask & Dunleavy, 55 North Street, Presque Isle, Maine on August 6, 2025 at 10:00 a.m. all and singular, the premises described in said mortgage, to wit:

The real estate located in Fort Fairfield, County of Aroostook, and State of Maine, to wit: 307 Limestone Road, Fort Fairfield, Maine.

The property will be sold subject to real estate taxes assessed by and due and payable to the Town of Fort Fairfield. Additional terms shall be announced at the sale.

The Houlton Band of Maliseet Indians cordially invites bids for the Youth Center Addition. Sealed bids will be received at the Houlton Band of Maliseet Indians Community Center located at 568 Foxcroft Road, Houlton, Maine until 3:00 PM prevailing local time, Tuesday, August 5, 2025, at which time they will be opened and read aloud. Bids received after this time will not be accepted.

CONSTRUCTION BID - DO NOT OPEN

The work generally consists of the following, which is not an all-inclusive list: The construction of a 1,600 SF addition to house staff offices, a media center and activity space for students and a 20' x 20'storage garage.

A Pre-Bid Conference is scheduled for 10:00 AM Thursday, July 17, 2025 at the project site located at 618 Foxcroft Road, Houlton, Maine. After the Pre-Bid Conference, the project area will be open to attendees of the Conference for inspection of existing conditions.

The Contract is subjected to Indian Preference Requirements in accordance with 24 CFR 1003.510. The Contract shall be in accordance with the provisions of all pertinent general public laws of the State of Maine in effect at the time of the execution of the Contract.

Bids must be accompanied by a satisfactory Bid Bond in the amount of 5% of the Bid. The selected Contractor will be required to furnish a 100% Contract Performance and Payment Bonds and Lien Waivers to cover the execution of the work, which shall be in conformity with the Bonds and Lien Waivers contained in the Specifications and for the Contract Amount. The Owner reserves the right to waive any and all technical and legal deficiencies, to reject any and all Bids, or to accept any Bid that the Owner may deem to be in their best interest.

Bidders may obtain electronic PDF copies of plans and specifications by emailing a request to mpooler@brsainc.com indicating Company Name, Contact Name, Mailing Address, Telephone Number, and Email Address to send copies. These requests will be the basis for a plan holders list for updates and information. Requests lacking information will not receive documents.

Bidders may obtain plans and specifications for a $100.00 pre-paid, non-refundable fee, $110.00 if mailed (United States Postal Service first class).
