Pursuant to 14 M.R.S. Section 6323
By notice of and in execution of a Judgment of Foreclosure and Order of Sale dated March 31, 2025 entered in the Superior Court, Aroostook County, Civil Action, Docket No. CARSC-RE-2024-52, in an action brought by NorState Federal Credit Union, Plaintiff, against Daniel J. Bernaiche, Jr., Defendant, for the foreclosure of a mortgage dated October 8, 2020 and recorded in the Southern District Aroostook Registry of Deeds in Book 6078, Page 221, the statutory ninety (90) day redemption period having elapsed without redemption, notice is hereby given that there will be sold at a public auction sale at the offices of Currier, Trask & Dunleavy, 55 North Street, Presque Isle, Maine on August 6, 2025 at 10:00 a.m. all and singular, the premises described in said mortgage, to wit:
The real estate located in Fort Fairfield, County of Aroostook, and State of Maine, to wit: 307 Limestone Road, Fort Fairfield, Maine.

TERMS OF SALE
The property will be sold by Quitclaim Deed to the highest bidder who shall pay $2,500.00 of the bid price in cash or certified check at the time and place of sale. The property will be sold subject to utility easements and rights of way of record and utility easements and rights of way which are visible on the face of the earth. The property will be sold subject to real estate taxes assessed by and due and payable to the Town of Fort Fairfield. Additional terms shall be announced at the sale.
